This site test fit in Santa Cruz, CA was to determine the density of affordable modular residential units that could be accommodated on a relatively small existing, sloping property with views to downtown and the Pacific Ocean beyond. The yield was a total of 27 residential units. including 18 studio units (465 sf) and 9 1-BR units (745 sf) in a 3-story, Type 5A structure above a 1-story, Type 1A podium garage containing 24 parking stalls and community amenity spaces.
